A&D Advisory is an independent multi-disciplinary advisory firm based in Dubai. The site describes services in company formation, residency, mortgage advisory, tax and accounting, banking and legal support across the United Arab Emirates.

The site is information. Reading it does not create an advisory, client or professional relationship between you and us. That relationship begins only when we agree an engagement with you in writing.

We are not a law firm and not an advocacy practice, and we do not represent clients before the courts of the United Arab Emirates. Where a matter requires a licensed advocate, we coordinate with one.

We are not a RERA-registered brokerage and we do not sell, list or source property. Our mortgage work is advisory: we compare financing options and manage the application for a property you have already chosen.

We are not a mortgage provider or credit institution regulated by the Central Bank of the United Arab Emirates. Lending decisions are made by banks, not by us.

We are not an official partner of, or exclusively affiliated with, any bank. Where we name banks, we do so descriptively, as institutions operating in the UAE market.

Every price on this site is a single indicative figure shown as "from AED X", or is marked as available on request. Government and authority fees change, and the final cost depends on your activity, structure and visa quota.

No figure on this site is an offer, a quotation or a fixed price. A quotation is issued to you in writing after we review your specific situation.

Rates, loan-to-value limits, thresholds and processing times shown on this site are indicative and reflect market conditions and regulations at the time of writing. They change. We verify what applies to you before you rely on it.

The mortgage calculator produces an estimate based on the figures you enter and on rates and loan-to-value limits typical of the UAE market. It is not a lending decision, a pre-approval or an offer of credit.

The cost calculator does not display a price, because a meaningful one cannot be produced from three questions. It ends by opening a WhatsApp message containing your answers, which you choose whether to send; a written estimate follows from us.

No outcome shown by either tool is guaranteed.

We do not guarantee that a bank will open an account, that a visa will be approved, that a licence will be issued or that financing will be granted. Those decisions belong to banks, regulators and government authorities.

What we commit to is preparing your file properly, telling you honestly what your chances look like, and managing the process with the relevant authority.

We take care to keep this site accurate and current, but UAE regulations move quickly and we cannot warrant that every figure is up to date at the moment you read it.

We may change, suspend or withdraw any part of the site at any time, and we do not warrant uninterrupted availability.

Where we link to an authority, a bank or another organisation, we do not control that site and are not responsible for its content or its handling of your data.

The text, design, logo and structure of this site belong to A&D Advisory. You may read, print and share pages for your own use. Republishing substantial parts commercially requires our written permission.

To the extent permitted by law, we are not liable for loss arising from decisions taken on the basis of the general information on this site without a written engagement with us.

Nothing in these terms limits liability that cannot be limited by law.

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and disputes fall to the courts of Dubai.
